Private Client and Property

We have a vibrant and expanding Private Client Department working in the areas of Commercial and Domestic Property, Liquor Licensing, Partnership and Joint Ventures.

Commerical Premises:

For our business clients our services and skills extend to the sale and purchase of business premises which would normally include offices, shops, factories, warehouses, industrial units and so on. This may also involve granting to a tenant or taking from a landlord a lease of commercial premises and assistance in the complex procedures concerning renewal, rent reviews, dilapidations and the many obligations normally taken on by a tenant of business premises. In dealing with business premises we can also offer essential advice on related topics such as town and country planning and insurance and taxation.

We have long and extensive experience of handling sizable residential developments for our developer and construction clients with up to the moment advice on the many features and construction related issues which must be considered before commencing a development such as site acquisition, the closure and diverting of roads and rights of way, easements, drainage rights, the making up of roads and agreements with the local authorities, National House Builders Council and alternative Certifications and warranties and environmental issues.

We advise on the many issues involved in the preparation of the documentation required including the negotiation of Building Agreements, Contracts, Leases, Transfers, Easements and Deeds of Covenant, Waivers and a variety of other documents and Agreements.

As advisers to a number of registered Housing Associations, we have acquired a wealth of experience in the social housing sector in the acquisition of suitable properties and disposal to tenants.

Residential Property:

The conveyancing of property, that is to say the legal transfer of ownership of property from one person to another, is probably the most important transaction in value terms that most individuals make in their lifetime.

As members of the Law Society Home Charter Scheme, our aim is to ensure that whether you are buying or selling (or both), your interests are safeguarded at all times and that everything possible is done to see that the transaction completes as swiftly and painlessly as possible.

The procedures involve the preparation of a Contract by the Vendor's Solicitor and the examination of the Contract and documents of Title by the Purchaser's Solicitor raising enquiries about the property and the Vendor disclosing all relevant information that he has knowledge of about the property. We will assist you in understanding each step in the process including the implication of mortgaging or re-mortgaging your property.

We will advise on other property related matters which you may encounter from time to time such as rights of way, boundaries, planning and building control issues, joint ownership, residential lettings etc..

We would be pleased to let you have a written estimate of the likely cost to you to include your fees and the other expenses of your move which will be incurred, that is, search fees, Stamp Duty Land Tax and Land Registry registration fees.
